The rules for using Renter's Vault — what the app is, how purchases work, and the legal basics. Effective May 24, 2026.

The short version

Renter's Vault is an Android app that helps tenants document rental property condition. It is a record-keeping tool, not a law firm. The app does not give legal advice, does not represent you, and cannot guarantee the outcome of a deposit dispute.

By installing or using Renter's Vault, you agree to these terms. If you don't agree, please don't use the app.

Who can use Renter's Vault

You must be at least 18 years old and legally able to enter a binding agreement. You must be using the app for your own rental or with the consent of the person whose rental you're documenting. If a court, regulator, or app store has previously banned you from using Renter's Vault, you may not use it again.

What the app does

Renter's Vault gives you:

  • Room-by-room photo checklists and note-taking tools.
  • Timestamps, GPS coordinates, and SHA-256 hashes attached to each photo for integrity verification.
  • PDF evidence reports you can share with a landlord, mediator, or small-claims court.
  • Optional backup of photos and videos to your own Google Drive.
  • Optional state-specific law packs with statute references, deadlines, and dispute-letter templates.

The app is provided as a tool. Whether any particular piece of evidence is admissible or persuasive depends on the rules of the venue and the facts of the case. Renter's Vault doesn't control those outcomes.

Not legal advice

Nothing in Renter's Vault — including state law packs, dispute letter templates, and deadline trackers — is legal advice or a substitute for a licensed attorney in your jurisdiction. Tenant law differs from state to state and changes over time. We make reasonable efforts to keep state law packs current, but we do not guarantee accuracy, completeness, or that a pack reflects the law in effect at any given moment.

If your deposit dispute is significant, consult a tenant-rights attorney, legal aid organisation, or your state attorney general's consumer protection office before taking action based solely on the app.

Your content

Photos, videos, property names, and notes you capture with the app belong to you. Renter's Vault doesn't claim ownership, license, or any right to use them. We never upload them to a server we operate.

If you use the Drive sync feature (available on Lease Pass and Lifetime Pro), your content is stored in your own Google Drive account under the drive.file scope, meaning the app can only read or modify files it created. You remain the owner.

Acceptable use

Don't use Renter's Vault to:

  • Photograph someone else's property without permission, or photograph people who haven't consented.
  • Harass, defame, or threaten anyone — including a landlord — using the app or its exports.
  • Forge timestamps, GPS coordinates, or photo metadata, or misrepresent the integrity guarantees of the app.
  • Reverse-engineer, resell, or rebrand the app or its content.
  • Break any applicable law, including landlord-tenant law, trespass rules, or privacy law in your jurisdiction.

We may suspend or terminate your access if you violate these rules.

Purchases, refunds, and restore

  • Lease Pass is a $9.99 manual-renewal product covering twelve months from purchase (plus local taxes if applicable). It does not auto-renew — you choose whether to renew each year.
  • Lifetime Pro is a $29.99 one-time purchase (plus local taxes if applicable). It never expires.
  • Both Lease Pass and Lifetime Pro are tied to the Google account you purchased with and can be restored by signing in with the same account on another device.
  • State law packs — covering all 50 states and Washington, D.C. — are included with Lease Pass and Lifetime Pro at no extra charge. They are not sold separately.
  • All transactions are processed by Google Play Billing. Renter's Vault does not handle your payment details.
  • Refunds follow Google Play's policy. Requests for refunds within Google Play's eligibility window should be made through your Google Play order history. For refund requests outside that window, contact support@rentersvault.com; we review on a case-by-case basis.
  • Restoring a purchase is available from the app's settings. Re-installs and fresh-install restores are supported via RevenueCat.

Evidence integrity — what the hashing does and doesn't do

Each photo captured in Renter's Vault is hashed with SHA-256 at the moment of capture, and the hash is stored alongside the image. A hash proves that a specific image file has not been altered since it was hashed. That is integrity verification.

What hashing does not do:

  • It does not notarise the photo in the legal sense. A court decides whether to accept photographic evidence based on its own rules.
  • It does not prove the photo depicts what you say it depicts. A hash verifies the file, not the scene.
  • It does not replace an expert witness, a chain-of-custody declaration, or sworn testimony where those are required.

We use "integrity verification" language deliberately. Anyone marketing a photo-hashing app as courtroom-grade notarisation is overselling.

Third-party services

Renter's Vault relies on Google Firebase (analytics and crash reporting), Google Drive (optional photo and video storage), Google Play Billing (payments), and RevenueCat (purchase management). Outages, data loss, or access revocations on those services can affect your ability to use the app. We're not responsible for third-party service failures outside our control, but we will do what we reasonably can to restore functionality.

Ending your use of the app

You: Uninstall the app at any time. To remove your data, tap Settings → Delete Account & Data before uninstalling, or follow the instructions at rentersvault.com/delete-data.

Us: We may suspend or terminate your access if you materially violate these terms, or if continuing to provide the app would expose us to legal risk. Lease Pass (while active), Lifetime Pro, and state law packs remain redeemable on other devices tied to your Google account.

Disclaimer of warranties

The app is provided "as is" and "as available." To the fullest extent permitted by law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, non-infringement, accuracy of state law packs, and uninterrupted or error-free operation. Your use of the app is at your own risk.

Limitation of liability

To the fullest extent permitted by law, FoundFirst LLC and its employees, contractors, and affiliates are not liable for any indirect, incidental, consequential, special, or punitive damages arising out of or in connection with your use of the app — including lost deposits, failed dispute outcomes, data loss, or business interruption.

Our aggregate liability to you for any claim related to the app will not exceed the greater of (a) the amount you paid us for the app in the 12 months before the claim, or (b) USD $50.

Some jurisdictions don't allow certain limitations of liability. Where that applies to you, the limitations above apply to the maximum extent permitted, and nothing here limits rights that can't be waived under applicable consumer protection law.

Governing law and disputes

These terms are governed by the laws of the State of [STATE — confirm with legal], United States, without regard to its conflict-of-laws rules. Any dispute arising from or relating to these terms or your use of the app will be resolved in the state or federal courts located in [COUNTY, STATE — confirm with legal], and you consent to the personal jurisdiction of those courts.

Nothing in this section prevents either party from seeking small-claims relief in the claimant's local small-claims court, where that venue is available.

Changes to these terms

We may update these terms. The effective date at the top of the page changes each time. Material changes — anything affecting your rights, purchases, or the law applied — will also be noted in the app's release notes or surfaced in the app on next launch. Continued use of the app after an update means you accept the updated terms.
